Renters searching “Section 8 rent calculator” usually want one number: how much will I pay out of pocket each month?
Your share: Total Tenant Payment (TTP)
The floor is the greater of:
- 30% of monthly adjusted income (after HUD deductions)
- 10% of monthly gross income
- PHA minimum rent (often $0–$50)
Example: $28,000/year gross, minimal deductions → about $2,333/mo gross → 10% = $233/mo; if adjusted income is similar, 30% ≈ $700/mo. TTP = $700 (the higher rule wins).
What the voucher can pay
Maximum monthly help ≈ payment standard − TTP
The payment standard depends on bedroom size and your area’s FMR. PHAs may set 90–110% of FMR. Our calculator defaults to 100% until we add PHA-specific tables.
If the apartment costs more than the standard
You can rent above the standard, but you pay:
- Your TTP, plus
- 100% of rent above the payment standard
